Frequent Questions

Who will be my coordinator?

Your file isn't handed to one person and left there. A licensed broker reviews and monitors every transaction, on top of whichever of our staff is working the file, so no single person can hold up your closing.

The repetitive work runs on systems we built, including Keyli, our in-house AI: intake, filing, version tracking, and chasing documents. That keeps the people on your file on the parts that take judgment, and it means a vacation or a sick day never turns into a missed deadline.

What if my transaction falls through?

If you prepaid for your coordination, your payment is credited toward your next file with us. If we're billing through escrow, you only owe us if the transaction closes.

What if I represent both sides?

The second side is half price. A dual agency file is $674 at standard pricing, or $424 if it's your first transaction with us. You're never paying twice for one file.

How do I switch to TC Pilot mid-escrow? How do I deal with my current TC?

That depends on who you're working with. Some will want a partial fee for the work already done, others will hand the file over as good will. We reduce the fee on your first transaction with us to help offset anything they may charge.

Why does it matter that TC Pilot is run by a licensed broker?

Most transaction coordinators, including nationwide providers, are unlicensed. In California that limits what they can legally do on your file, and it means their experience with contracts comes from filling them in, not from being on the hook for them.

TC Pilot is founded and ran by a CA DRE licensed Broker (DRE #02007206) who sold real estate for 10 years before building TC Pilot. We can read your contract the way your broker would, we can flag a problem before your compliance desk does, and there's no gray area about who's allowed to touch what.

Being licensed also comes with a rule we take seriously: your clients are yours. Nobody at TC Pilot will ever contact your buyer or seller outside the scope of coordinating the file.

Is Keyli a person?

No. Keyli is our in-house artificial intelligence. She reads what you send to the intake inbox, files it against the right transaction, flags anything that needs a human, and answers questions on this site. Anything that takes judgment goes to a person, and you can ask for one at any point.
