Who actually runs TC Pilot?
TC Pilot is run by licensed professionals, who've sold real estate for a combined 23+ years. We built TC Pilot to create a better way to handle the processing & coordination of real estate transactions.
Do you work on my SkySlope file?
Yes. We work inside SkySlope every day: building the file, uploading documents, clearing the checklist, and monitoring for missing administrative items. We also handle the corrections SkySlope flags.
What if my brokerage uses something other than SkySlope?
That's fine. We work in Lone Wolf Transactions (zipForm), Dotloop, Docusign Rooms, Paperless Pipeline, Brokermint, and most of the in-house systems the larger California brokerages run. If we haven't seen yours, we'll learn it on your first file, at no setup fee.
Do you need login access to my systems?
We'll need access to any systems that are necessary to complete your transactions. If you already work with TCs we'll need the same access they required. You can also check with your systems admins for assistant access. You can securely share your login credentials inside your account profile page.
Does my broker have to approve using an outside TC?
Most brokerages and offices expect this. You can check with your office manager if you are not sure.
Who is responsible if something is missed?
We do our best to ensure completeness of your file. However, as a transaction coordinator, we facilitate the handling of documents within a transaction. We are not a party to the transaction and do not take on a representation role. Ultimately you and your broker are the responsible party. Most brokerages use an audit and archive service like SkySlope. We do not provide these services.
Will you tell me which disclosures my deal legally requires?
Disclosure package and documentation requirements are set at the brokerage level. We will need a compliance list from your brokerage/their auditing house to determine what documents are required. If there are non-CAR forms that are brokerage specific you can email them to us or drop them in the broker required docs section in your dashboard.
Pricing
What does it cost?
$449 per transaction side, contract to close. If you are acting as dual agent (not the brokerage but you, yourself) the second side is reduced to half the normal fee.
What's the first-transaction discount?
Your first file with us is $199 prepaid, or $249 billed to escrow and paid at closing.
What if I represent both sides?

When do you get paid?
You can choose to pay us upfront via the dashboard for $50 off, or pay at the close of escrow for $449.
What happens if the deal falls apart?
You only owe the coordination fee if your transaction closes escrow. If you paid upfront for services, the fee will be credited towards your account. If selected pay at close, no invoice is sent.
Working together
How do I send you a file?
Two ways, both fine. Use the dashboard features (Doc drop or create transaction button) or email us/include us on the email chain using the address linked to your account.
What do you need to open a transaction?
We'll need the executed contract, either a listing agreement or a purchase agreement. We'll also need your contact information and who's involved in the transaction: Title/escrow, lenders, clients, etc.
What are your hours?
We operate and guarantee responses during regular business hours, Monday–Friday, 8:00am–5:00pm Pacific. Routine requests received before 2:00pm Pacific are generally handled same business day. Our dashboard and phone lines are available 24/7.
Can you write my offers or counters?
We do not currently offer contract writing services. All documentation fill out has to be performed prior to us sending your documents for signatures. We do prepare disclosure packages on your behalf; please contact us for more details.
Do you talk to my clients directly?
We only communicate with your clients within the context of transaction coordination services. We cannot help them complete disclosures or answer other transactional, legal, or advisory questions.
Can you take a file that's already in escrow?
Yes. Regardless of how messy the transaction paperwork is or how far you've gotten, we are here to help. If you part ways with your previous TC mid-transaction send us what you have and we'll audit where the file actually stands against the contract dates before we touch anything. Do you handle complicated transactions?
Yes. Short sales, REO, probate and trust sales, 1031 exchanges, new construction, dual agency, contingent sales, portfolio closings.
How many files can you take from me?
As many as you have. Volume is the reason most agents call us in the first place. Your tenth file in a month gets the same as your first.
